On the Costa del Sol, the buying process is very different from the Finnish model. It all starts with the selection of a real estate agent. Here, the buyer chooses their own agent without any cost. In Spain, the properties that agents have are
generally joint sales properties, so there are plenty of options for buyers and they don’t need to go through multiple offices, as the agent does everything for them. Isn’t that nice? When all the groundwork is done and you are here on site, we will reserve presentation times for you to view the properties in detail together.
How does the process actually proceed?
We will guide you in obtaining your NIE number and opening a bank account. If needed or desired, we can also assist you in loan negotiations. It should be noted that in addition to the purchase price, there are additional costs such as Value Added Tax (7%) and legal fees, notary fees, and other expenses. The total costs usually amount to around 10-12%. For new properties, it should be taken into account that there is a 10% Value Added Tax. After a suitable property has been found, a reservation agreement is made, followed by a preliminary contract and then the final purchase contract at the notary. This is all in a nutshell.
